Building control approval at practical completion depends on more than just passing inspections. Most local authorities and approved inspectors now require a full set of as-built drawings before issuing a completion certificate, yet many contractors still treat record documentation as an afterthought. The result is delayed sign-off, withheld retention, and friction between main contractors, subcontractors and building control officers.

Building control bodies in England and Wales operate under the Building Regulations 2010 (as amended), which require that sufficient information is provided to demonstrate compliance. While the regulations themselves do not prescribe a specific drawing list, building control officers interpret "sufficient information" to include accurate records of what was actually installed, not just what was designed.
For mechanical and electrical installations, this typically means as-built general arrangement drawings, distribution board schedules, circuit charts, fire alarm schematics, emergency lighting layouts, and ventilation system layouts. The drawings must reflect any design changes, site modifications, and coordination adjustments that occurred during construction.
